Windows for ranch homes, river lots and small-town Johnson City.
Blanco County covers the eastern edge of the Edwards Plateau, where hilly terrain with limestone benches climbs from about 800 to 1,850 feet and live oak and Ashe juniper cover the slopes. Many homes sit on acreage with long views and little shade on their exposed sides. The Blanco and Pedernales rivers both run through the county, and homes along their valleys take the brunt of wind-driven rain.
Blanco is about a 45-minute drive north of San Antonio on US 281, and Johnson City, the county seat, is roughly 12 miles farther. From there US 281, US 290 and the ranch roads lead to Hye, Round Mountain and Cypress Mill.

(210) 796-9574No. Blanco is about 45 minutes up US 281 from San Antonio, and Johnson City is a short drive beyond it, so both are within our regular range. We also visit Round Mountain, Hye, Cypress Mill and ranch homes off the county roads. If your property has a gate code or an unmarked turn, let us know when you book so the visit starts on time.
A large picture window gives the clearest view because it has no sash or meeting rail across the glass, and casement windows on either side can open for air on mild evenings. The catch on a hillside is that the best view often faces west. Low-E glass options turn back a large share of the infrared heat while keeping the glass clear, which makes those big openings far more livable in July.
Yes. Older houses in both towns often have openings that are no longer square, so each window is measured individually and our in-house team fits and seals it. If your building is historically designated, exterior changes may need review before work starts, so it is worth checking with the city first. Our written specs for each unit can go with you to that conversation.
It mostly changes how the windows are installed. Properly sealed and flashed openings keep wind-driven rain out, which matters on homes that catch weather along a river valley. Seamless gutters that carry roof water well away from the walls are worth considering too. We look at drainage around each opening when we visit.
Mainly how many windows there are, how big each one is, which styles you want and the glass for each side of the house. Ranch homes often have a few very large view windows alongside many standard ones, so the mix varies a lot. We measure everything during the free in-home assessment and give you a price based on your house, not an estimate from the phone.
Yes, we build patio covers and enclosures. A cover on the west side gives you a shaded spot to watch the sunset over the hills and also keeps some of the late sun off the windows and doors behind it. If you are replacing a patio door at the same time, both can be planned during one visit.
