Eighteen architectural styles and one historic review process.
Monte Vista covers roughly 100 blocks between Hildebrand Avenue, San Pedro Avenue, Ashby Place and McCullough Avenue, with homes built mostly between 1890 and 1930 in styles from Queen Anne to Tudor and Art Moderne. Because it is a City of San Antonio historic district, window changes visible from outside may need a Certificate of Appropriateness. Our first step is sorting out which windows are original and which are already replacements.
Monte Vista is a San Antonio neighborhood near Trinity University, not a separate city, so San Antonio's historic preservation rules apply. We also work in nearby Olmos Park, Alamo Heights and Terrell Hills.

Grids that suit old fronts
Window grids can be chosen to echo the divided panes seen on many early twentieth century facades in the district.
Hot upper floors
Low-E glass options cut summer heat in upstairs bedrooms of the district's larger two-story houses.
Every opening measured
Openings in century-old houses often vary from one to the next, so each is custom-measured before anything is ordered.

(210) 796-9574Very likely, for anything visible from outside. Monte Vista is a locally designated historic district, and the City of San Antonio Office of Historic Preservation says proposed exterior work must have a Certificate of Appropriateness before it begins. Some requests are handled by staff, others go to the Historic and Design Review Commission. Contact OHP early; we cannot promise any approval.
It is decided case by case. In recent San Antonio historic district cases, city staff have recommended repairing original wood windows rather than replacing them with vinyl, and approvals for other materials have come with conditions on sash dimensions. Ask OHP how your specific windows are viewed before you choose a product, and we will work from that answer.
No. Monte Vista is a neighborhood inside the City of San Antonio, so San Antonio permits and historic preservation rules apply. It was designated a local historic district in 1975 and listed on the National Register of Historic Places in 1998. Olmos Park, a short drive north, is its own city with its own rules.
Houses built before the 1930s rarely have stock window sizes, and many have arched heads or narrow side lights. Specialty shape windows are built to the measured opening rather than forcing a standard unit in with filler. We measure every opening during the visit and flag any that may draw extra attention in a historic review.
They can make a noticeable difference. Both avenues carry steady traffic along the edges of the district, and original single-pane sash does little to block it. Windows with good sound insulation, sealed properly in the opening, help quiet street-facing rooms. Glass and frame choices still need to fit the district's review requirements.
Projects of $1,000 or more can be financed with $0 down and 0% interest for 72 months, with approved credit. On a big Monte Vista house, where city review may shape the order of work, that can let you plan the full project at once and pay over time. We explain the terms at the in-home visit.

We note which sash is original, measure each arched or uneven opening and write down product details you can share with preservation staff.
